Big houses, complicated roofs
Kellyville filled in with large family homes through the 1990s and 2000s, and the roofs show it. Four, six or eight separate planes. Deep internal valleys you cannot see from the street. Dormers, skylights, and flashings running up against two-storey brickwork. The streets off Memorial Avenue and around Bernie Mullane Sports Complex are full of them.
A roof like that almost never leaks in the open field of tiles. It leaks at a junction.
Where the water actually gets in
- Internal valleys, where debris collects and pushes water sideways under the tile laps
- The junction where a lower roof meets an upper-storey wall, if the flashing was sealed rather than stepped and chased
- Skylight shafts and solar penetrations fitted after the house was built
- Ridge pointing, which on a roof now twenty-five or thirty years old is often at the end of its life
- Box gutters on the larger homes, which are unforgiving once the fall is compromised
Because water travels along battens and sarking before it drips, the entry point is often several metres uphill of the stain on your ceiling. That is why the inspection goes into the roof space as well as onto the roof.
Tile or Colorbond, if you are re-roofing
Both suit a Kellyville house. Tile keeps the streetscape consistent. Colorbond is roughly a fifth of the weight, sheds leaf far better, and simplifies a complex roof into fewer junctions. Which one is right depends on the frame, the pitch and how much tree litter your block collects. We will set out both, with a figure for each.
