Roofing Work in North Kellyville

A precinct, not an old suburb

North Kellyville is a planned release area of about 707 hectares, bounded by Smalls Creek to the west, Cattai Creek to the east and north, and Samantha Riley Drive to the south. Almost everything standing here has gone up in the last fifteen years, which changes the roofing conversation completely.

Nothing in North Kellyville is failing from old age. What we find instead is detailing — the parts of a fast-built roof that were marginal on the way up.

What goes wrong on a ten-year-old roof

• Fixings. Screws driven too deep crush the washer; too shallow and the sheet lifts. Either way the seal is gone.
• Short flashing laps. The single most common defect on estate roofs, and the reason a roof leaks in a driving southerly but not in ordinary rain.
• Unflashed penetrations. Flues, vents, aerials and solar brackets sealed with silicone instead of a purpose-made flashing. Silicone is a maintenance item, not a roof.
• Gutter fall. A gutter that holds water in the middle of the run, or discharges into a stormwater line that was never properly connected.
• Builder-era valley and barge detailing on the tiled homes, which is a smaller share of the precinct but not a trivial one.

None of that needs a new roof. It needs the detail corrected properly, once.

Still inside your builder warranty

If the house is new enough, raise the defect with the builder first — we will say so rather than quote you for something you should not be paying for. Where that has already been exhausted, or the home has changed hands, a documented roof inspection and report is the useful starting point.
